On behalf of The Brokery, I wanted to thank everyone that has supported us and helped us to become the #1 boutique brokerage in the Arcadia and Bitmore neighborhoods. In 2017, we were able to help over 150 families navigate the market to achieve their real estate goals. With another year in the books, the bonds that we have with our clients and communities only continue to grow stronger.
Some of our company transaction highlights from the past the year were….
-Helping 14 first time home buyers, 7 military veterans, and 52 referral clients
-Sold one of the last remaining vacant lots on the prestigious Biltmore Circle
-Sold 5543 N 25th St – a record breaking sale in the Taliverde community at The Arizona Biltmore
-Sold 4528 N 40th Place, an architectural gem by Clifford May, after the first broker was unsuccessful for 247 days
As we enter 2018, the prospects for Arcadia and Biltmore have never been better. People from all over the valley are returning to central by the droves because they are finding value in the walkability, entertainment, and family environment that our neighborhoods provide. We have something very special going on in this area and you can thank all of the local businesses for creating an incredible culture that people want to be a part of. In addition to local residents buying and selling their own homes, we have experienced an uptick in buyers from North Scottsdale and retirees who have changed their retirement destination to Phoenix because of the natural disasters in other locations.
Going forward, the 2018 political and tax landscape will be one to watch. There are two big tax reforms that are currently being voted on which may have an impact on real estate transactions in the near future: the reduction of mortgage interest write offs and the change to the capital gains rule. While neither of these reforms is the death knell to owning real estate, it may slow down some buyers of higher end properties and those who bounce around every two years taking advantage of tax free gains.
