Welcome back from your summer vacations! I hope that you all had a great time and got some well deserved relaxation with your families. Ashley and I were able to squeeze in two short trips with the kids to Hood River, OR and La Jolla, CA. There is no doubt that traveling with two kids makes for a lot more work than before….we always joke about how we need a vacation from these vacations.
While you were away, the real estate market here in Phoenix has continued its upward march. Low inventory and the growth of Maricopa County continue to be the main forces driving the market higher. On a neighborhood level, Arcadia and Biltmore saw sales prices rise 6% and 22% year-over-year during the 2nd Quarter. While Arcadia has ample supply compared to the rest of the Valley, sales prices are rising due to the increased demand in newer, higher priced homes.
With the school year kicking off, the hottest topic with our clients here at The Brokery is that of school districts and boundaries. While Hopi Elementary has always been the gold standard for public schools in the neighborhood, it seems as though there is even more interest than normal from families who want their kids to attend the newly constructed Hopi. Unfortunately, many young families that are moving into the neighborhood receive conflicting information from their agents regarding the school boundaries and oftentimes find themselves in a bind when it comes time to register. Not only do these ill informed decisions affect their children’s education, but oftentimes the home values of the parents as well.
